Villa 3 is a beautiful full-time home for a couple or a small family, or a private retreat you
can simply lock up and leave whenever you head home. The grounds and gardens are looked
after, so it’s ready when you are. Letting is entirely optional. If you’d like it to earn while
you’re away, Villa 3 can be placed into the Barrier Beach Resort Accommodation Pool for
holiday letting, with the resort looking after the guests it books in. There’s no obligation
either way.

Kitchen and living, opening to the deck and pool
The open-plan kitchen, dining and lounge flow straight onto the covered deck and out to the
pool area, so the whole living space becomes one indoor-outdoor room facing the ocean.
Open the doors to the trade winds and let the day move easily between the lounge, the deck
and the water.
The kitchen is part of the open-plan living space, with the dining area at its centre, so the
cook is always part of the conversation, the deck and the view. Timber benchtops, generous
proportions and a fully equipped fit-out make everything from a quiet breakfast to a long
beachside dinner easy. When it’s time to entertain, the doors open and the evening flows
outside, from the kitchen to the deck and the pool. Villa 3 is air-conditioned, so cool comfort
is always a switch away.

Two king-size bedrooms, two ensuites and a powder room
Both bedrooms are generous king-size rooms, each with its own private ensuite and beautiful
timber storage made from local timbers. The main bedroom opens onto the deck with direct
access to the pool. Big windows and louvres bring in the sea breeze and give great natural
ventilation, and the air conditioning is there when you want it. A beautiful powder room
keeps things easy when friends and family drop in. Villa 3 sleeps up to 4 guests.

Your own salt-chlorinated infinity-edge pool
The villa’s private infinity-edge pool is a generous 6 m x 3.2 m, salt chlorinated for soft,
gentle water and positioned to take in the beach and ocean outlook. It’s entirely yours, with
no sharing and no crowds.

Covered outdoor deck
A generous covered deck gives you shade and shelter in any weather, with space for dining,
loungers and sunset drinks. It sits between the living space and the pool, and works as a
second living room for most of the year.

Laundry and cyclone shelter
A full laundry takes care of sandy towels, swimwear and beach linen. It’s also the villa’s
cyclone shelter, built from concrete and block-filled construction for maximum strength and
safety. It’s a practical feature that gives you real peace of mind in the tropics.

Beach at your doorstep
Direct beach access puts you on the sand in seconds. Kayaks and stand-up paddleboards are
available for owners and guests of Barrier Beach Estate to use within the body corporate
structure.

Secure parking and storage
A carport and a garage give you room for a vehicle, beach gear, bikes or a golf cart, plus
lock-up storage when you’re away.

Fully maintained grounds and gardens
The grounds and gardens are fully maintained, so the tropical setting stays lush and
